Summer 2026/27: more value per stay and demand that will reward the best-presented properties.

Prices, rentals, construction, events and three scenarios for the coming season in Punta del Este and the region.

A positive outlook, although more selective than exuberant

The key signal for the 2026/27 season is not simply how many people will arrive, but how long they will stay and how much they will spend. In the second quarter of 2026, Punta del Este received 6.8% fewer visitors than a year earlier, but length of stay rose by 20.6%, total spending by 9.5% and spending per visitor by 17.5%. This combination is consistent with longer, higher-value stays, although it requires precise pricing.

What do we expect for summer rentals?

Available evidence supports a solid demand scenario, with better performance for well-located, updated and professionally presented properties. Broad supply and more informed clients will limit across-the-board increases: prices will need to adapt to each micro-market and week.

Base scenario

0% to +5% in US$

Firm demand, staggered bookings and stronger occupancy at Christmas, New Year and the first half of January.

Assumes regional stability and continued tourism spending.

Upside scenario

+5% to +10% in US$

Stronger Argentine and Brazilian demand, well-attended events and an early reduction in premium inventory.

More likely for beachfront properties, well-equipped homes and peak dates.

Cautious scenario

-5% to 0% in US$

Late bookings, greater price sensitivity and negotiation in the second half of January and February.

Requires flexible stays and rapid rate adjustments.

Pricing: where rates are most likely to hold

  • Christmas, New Year and the first half of January: remain the periods with the strongest pricing power, especially for beachfront properties or those with full services.
  • One- and two-bedroom apartments: high liquidity but intense competition; photos, air conditioning, parking, Wi-Fi and transparent charges are decisive.
  • Homes in La Barra, Manantiales and José Ignacio: the range is broad; privacy, actual proximity to the ocean, a pool and maintenance account for larger differences than bedroom count.
  • February: usually requires more flexibility, shorter minimum stays and a rapid response to last-minute demand.
Practical recommendation

Reach October with new photos, an inventory, an availability calendar and three defined rates - peak, mid and opportunity. Waiting until December reduces the ability to test the market and make corrections without losing valuable weeks.

Construction and new supply: the other side of the season

The 748,373 m² approved in Maldonado during 2025 and major projects under way support employment, investment and the image of a growing destination. At the same time, they add modern properties that raise the competitive standard. For resale, building efficiency, common expenses, management quality and the possibility of year-round use are increasingly important.

Events that can extend demand

Beyond January, sporting, business, technology and cultural events help generate occupancy in October, November and the first days of the year. Dates published as this report closed:

The sales market during the season

Summer will continue to serve as a showcase, but purchasing decisions will be less impulsive than in previous years. The most discussed range remains properties priced from US$200,000 to US$400,000, especially one- and two-bedroom units with services and controlled operating costs. Beachfront and ultra-premium properties will retain their own dynamics, with few comparables and wider price-per-m² dispersion.
